Photos Sell a Home

When you list your home sale, the number and quality of photos in the listing influence how quickly the home will sell.

 

There’s been a tremendous change in real estate marketing in the past decade. Gone are the days when people looked in magazines and newspapers and expected to see only the town, the price and a single photo of a house. Today over 90% of home buyers use the internet, and they expect to find detailed information. In addition, buyers want to see LOTS of photos of both the inside and the outside of a home so they can decide whether it’s worth a visit.

I look closely at every new home that’s listed for sale in Little Silver and Oceanport. Even in a sophisticated market such as ours, it’s incredible to see the differences between listings. While some listings have lots of wonderful photos of every room and several different outside views, others have only a handful of photos, and sometimes they can be really awful.

If your home was listed in the past few years and didn’t sell, did you ever look online to see what home buyers saw when they looked at your listing? More importantly, if your home is currently on the market, take a look. Are you happy with the number and quality of the photos? It doesn’t matter whether your home is listed for $3,000,000 or $300,000: insist on good photos and lots of them. Studies show that homes sell faster when there are lots of photos, and sell faster when those photos are taken with a Digital Single Lens Reflex (DSLR) camera.

Photography has always been one of my interests. I just bought the new Nikon D7100 DSLR camera (see photo) and I’ll be using it on Thursday to take photos for my next home listing. Of course, I’d also be glad to use it to take listing photos of your home as well.
