How do I find the best buyer's agent?

Here are the most important questions to ask an agent to be sure they are someone you'd like to work with and represent you in the purchase of a home.

When sellers choose an agent to list their home, they usually put a lot of time and energy into finding the best person to market their property. However home buyers often stumble upon the agent that they end up working with at an open house or by calling in to a real estate office and speaking to whoever answers the phone. You may get lucky that way and find a great agent, but why take the risk when asking a few simple questions you could be confident in your choice?

I believe that carefully choosing a buyer’s agent is just as important as choosing a listing agent. Sending listings and showing properties is only a small part of what a buyer’s agent does. Preparing and educating the buyer to compete in today’s market is far more important. Here are a few questions a buyer should ask before choosing to work with an agent.  Also, don't forget to ask your friends, colleagues and family members for referrals to someone they have worked with and trust!

• Are you a full-time agent and for how long?
• How many houses have you sold/listed in the past year?
• Do you go to Broker Open Houses regularly to keep abreast of the market?
• Do you have any customer references?
• Where is your primary market? Do you list or sell property regularly in the town I am looking to buy in?
• Does your office have exclusive listings that I would not know about if I worked with someone else?
